How to showcase a property online and get more visits

You have a property to sell. You list it on the usual portals. And you wait. But visit requests are slow, calls are rare. Yet the property is beautiful.

The problem isn't the property. It's how it's presented online.

Here are 7 actionable tips to turn your listings into real sales tools.

1. Invest in professional photography

It's the most obvious tip — and the most ignored. 90% of buyers start their search online. The first thing they see is your photos.

  • Hire a real estate photographer (€150-300 per session)
  • Prioritise natural light — shoot mid-morning
  • Clear countertops, tidy toys, remove personal items

Buyers don't buy square metres. They buy a lifestyle.

4. Use a premium template

On listing portals, a €1.5M villa gets the same template as a €80K studio. Same grid, same layout, same emotion: zero.

For premium properties, the portal format isn't up to the task. Choose:
